Oh, you'll be amazed at how big a difference the HID lights make. Just be gentle with 'em when they're seedlings and I think you'll kick ass, sounds like you have a good plan to me!

I envy you your lack of space issues. I don't have any probs cooling (not with winter coming, anyway), but space, that I have very little of. But that's fine with me - this isn't a money-making enterprise for me. I just like supplying myself. I have enough excess to help a couple of good friends out for free, and enough excess beyond that to let another friend buy some from me to cover my costs and make what I smoke free. That's enough for me; I'm not greedy and have no aspirations of being a commercial grower or anything.
