perhaps i'm wrong about this... but you should of made this decision within the first year or so... i mean you've already put 3 years worth the time, money and heart into it, why stop now? that's about all the input i have, i mean if you're not happy, shit needs to change. with all that said i come back to my point, you've already put 3 years worth the work in it, seems kind of pointless to of done all that then want to quit on the last 1/4 mile of it all.. this whole thing could be compared to throwing away a winning lottery ticket... but a bit diffrent concept... like, you have the ticket with all 6 numbers in your hand, you got the first five right, have to get all 6 to win, then you have the choice to choose between giving up, or putting in more work/money to see if you won... if you do try to go for the sixth you may lose your time/money... but you wouldn't ever know until you took the chance.
