For the ventilation: The window idea sounds fine, If it's possible for you to keep the door on your closet open, you'll get plenty of fresh air. Make sure you include a circulation/exhaust fan!!! this is very important for not only pulling fresh air across the plants, but strengthening the stems to avoid bending.

For the two rooms... these will only be necessary if you are planning on vegging plants and flowering plants at the same time to increase rate of harvest. Obviously, you can't have two different light cycles in the same room.

The HPS will work for vegging, but is much more effective for flowering. If funds allow you to, I would get a Metal Halide lamp for vegging. some ballasts are designed to power both types of lights.
