Minus maybe 8k in rent from disp, and grow area, minues another 15k a month employees. 4k elec. - everything. No matter what Still on top. But i guess that's the liberal side of me. Really it's a free market so the buyers name the selling price. Doing it to themselves. Like real estate.
I think your assumptions regarding yield are pretty unrealistic. Sorry.
