    Judging by pre-existing water damage in other parts of the structure, this is a seasonal thing which I feel should have been disclosed to me before I moved in, and I have someone coming up this evening to address it. I expect to install 2 tiers of curtain drains, one outdoors, up-grade from the structure, to intercept overland flow from seasonal high water coming off the nearby river, and another in the below-grade attached woodshed that cuts off flow out of the drystone foundation before it may enter the living area. I'm also going to pick up some hay bales and take care of the driveway washing out at the same time, lol... what a fucking hassle... good thing us Yankees are a hardy bunch and can handle a little icy cold river water in our living rooms! I just realized why LL Bean makes those duck-shoes- you know, the low cut version of their Maine hunting boot? Those aren't meant for outdoors like everyone thinks... THEY'RE SLIPPERS! hahahaha
    I could certainly use some 'Southern engineerin' though, lol!
    Gimme a sec and I'll get back to the plants, already!

    I know a little about flooding...it sucks.
    I own one of those mini wet vacs (Dayton) It's great for sucking water out of carpet and stuff.

    Right now we've got no sewerage. The septic line to the tank got crushed underground somehow. I've got workers in and out of my cellar, which is filled with buckets and lights and stuff "for starting the garden vegetables". Also they have to walk through the utility room, which has my grow in the corner. So, I had to turn off the lights for now so they won't notice (there's cardboard w/mylar so you can't really see anything).

    Miss Stinky, Hey Baby, Keep Your Head UP!!!... Can you show me some pic's of the scene. The Drain are fore sure where I would start. Then maybe some terracing to help dirrect the flow!! In Your road tell them to get a good crow in the center, & if water flood's over?, Put a Tin Horn under the road.

    Sorry you are having these problem's, & yes you should have got the head's up from the Realter, Put we know there just after the $$$$.

    I've decided not to post up pics of the water source [outdoors] for security reasons but there is going to be a curtain drain installed upgrade as soon as the ground thaws.

    Meanwhile back at the farm... we have some serious action!

    The VT purple shit is taking off, and I kinda fucked up and let it get too close to the T5s and shrivelled up a couple tops, but we'll live. Shown is a pic of 1 week after seedling emergence, and another 2 weeks after emergence.

    Next is a BOG BlueMoonRocks showing characteristic ruffling of its unusually thick leathery leaves.

    Then some of my mite control 'bots. I gotta really keep an eye on them; they get lazy and wander off into other parts of the house. Slackers.

    Pic 1 is how they look 2 weeks after being cut back for clones. All are very healthy and ready to flower. Note in the front RH corner the BMR plant with the ruffly leaves- see why it's called 'blue'? What a beauty!

    Pic 2 is the clones having been rooting for 2 weeks. They have been misted ~3-4 times during the last 2 weeks, show no signs of wilt or rot, and are starting to use of stored nutrients in their lower leaves, so I am going to go ahead and say they are rooted and ready to transplant. Note the markings on the leaves, and the new growth starting- I trimmed ALL leaf tips except the blade I needed to write on, so any leaves with un-trimmed tips I know to be new growth. Oooh sneaky tricks!

    Depends on the type of lamp.
    T12 tubes don't burn a correctly-watered plant even with extended contact.
    T5s will, and so will CFLs. I use a New Wave T5 for my seedlings and have to raise it when they get too frisky.

    You only misted 4-5 times? How do you get AWAY with that? Do you water your RRs?

    Nope, just leave them at the moisture they come out of the bag, be sure the light is dim, use wilt-pruf, mist the dome heavily the day the cuts are taken, open it 2x a week, and walk away, lol.
