    Hey G/J it's all good ,
    Stinkys in the mid. of crazy home remod. stuff too I guess .
    Everything you put into it you'll get back out of it x 2 as long as your not in some god forsaken hood .

    I bought a lil 1200 sq. ft. place 12 yrs. ago , was in probate causa rednecks fightin over dead money , on the market for over a yr. I stole it for 29,600.00 w/ them eating the points . needed replumbed , windows , and drywall . Put up a garage -n- was just appraised for $165.000
    I might have an honest 60,000.00 in it .

    Idea for ya too , all the wet plaster here was A.F.U like im seeing in your pics. tell Papi to fir the spots where the plaster is already gone and put 1/2 in. drywall right on top of the old wet plaster = liquid nails -n- long dryall screws bite great into the old lathe . I feel for ya , I didn't have kids like yourself when this kinda shit was going on .

    Brooke , Stinky -n- a cpl. others have had good things to say about ya , n love the sense of humor . A much belated welcome from the Crispis' sis .

    Thanks for the plastering advice Crispi! I just read it to Papi, and he's appreciative. And yeah, it's having to figure out how to bathe kiddos and keep them from stepping on nails that makes this more harrowing.

    Brooke , Stinky -n- a cpl. others have had good things to say about ya , n love the sense of humor . A much belated welcome from the Crispis' sis .
    Ahhh, I love my cdot ladyfriends. They are all good people, with lots of knowledge about horticulture as well as life in general. They restore my faith in humankind.

    Hey greenjeans, sorry re: my late arrival on this thread, you KNOW what stinky's been busy with lol....
    My house is 107 years old and was renovated in a half-assed way into a 2-family right after WWII. Seriously, ask the Yeag about how you have to be able to twist yourself into a pretzel just to get up the stairs to my bedroom!
    A lot of the problems you are dealing with are already taken care of but it still never ends!
    I know the sotry of your realtor and lack of inspection from the email... it happens, whatever, you're a tough chick and will get it sorted out somehow.... for anyone else who is considering buying, GET YOUR OWN REALTOR WITH A BUYER'S AGENT CONTRACT!!!!!!!!!!!
    Mine was like a bulldog- his job was to chase papers and keep the sellers and their agent (who was a SLIMEBALL) honest. Worked like a charm. At my inspection, I had him, the sellers agent, a licensed home inspector, and my favorite ex boyfriend who has held a MA general contractors license for over 25 years and is one of the biggest players in real estate development in the valley.
    Needless to say, everyone was on thier best behaviour and I got a very nice inspection report to wave at the sellers.
    Victorian era houses are amazing, I love them, they are beautfully laid out, and any work you put into them is well worht it in the end!

    Hah, I bought a home built in 1913 a few years ago and am also having to deal with the same shit, but not quite as bad as yours sounds. Bought it at an auction and picked it up dirt cheap...have already received offers to mortgage it for 3x's what I paid for it! It was brought up to code in '97 so all the electric is new but I think the electrican must have done the plumbing too! My only real problems with this place is the bathroom plumbing. The shower only trickles out while the bathtub spout works fine for about 4 minutes then it too slows to a trickle. I get around it by siphoning from the nearby sink to fill the tub but eventually and soon will have to gut and replace the bathroom pipes along with the tub, sink and toilet. But until I can save up the funds for it I'll continue siphoning from the sink...lol
    Other than that it's a great house and what's even better, it's fully paid for!
