The people that rent from us suck. Totally disrespectfull even with all that we have done for them, totally bit the hand that fed em. We already told them they are gone, but my wife gave em a month or so, which i am thinking was a bad idea, i really want to kick them out now because every day that they aer here I want to go knock out the husband and cuss out the wife, then piss on their beds and change the locks.

I hate my neighbors. They both listen to their TV extremely loud until like 3in the morning. I haven't gotten a good nights sleep in days. The only time I can sleep is in the freakin' day time when they are gone. It is freaking ridiculous.

also, rob them. just go in steal their shit and make it look like a break in. make sure the break in is through a window in the basement or if there's no entry/exit, pretend some stuff got stolen upstairs too so they don't know shit.

Well it all starts off with what they are paying to live here.. The town I am in is like, where you move to to get out of the ghetto basically, so it is ghetto people, living outside of the bad area, and it is kind of expensive, a 1 room apartment goes for about 900, they pay 1k for a 3 room wich is very generous of us. Then, they use out water and eletricity in the basement for clothes washing, wich with prices of city water is giving em a couple hundred a month. Then, they claim out basement, and the garage out back as their own private storage area, ther eis liek 20 bikes in the back yard, piles of air condintioners, all this shit.. So we let all this go on but don't like it, so ya would think, if somone is letting you do and have all this shit you shouldn't be able to have you could respect the fact that ya are a lucky person...
So, every little thing that happens, they think they can bitch at us like we are their kids or some shit.

Other night my 2 y/o puts a toy in the toilet and flushes it, it happens, Anyways, a small amount of water leaks through the cieling (into their bathroom) and they totally flip out on us about it. Long story short they become very disrespectfull and turn it into a screaming match while i am upstairs watching tv. So i go down the stairs, i hear everything being said, and anyone disrespects my wife I no longer am a kind and peacefull person. I walk into the room guns blazing, cussing my head off heading torwards the husband, who now starts kind of running backwards away from me yelling back like he isn't running from somone he think is about to knock his ass out, was so sad. Anyways we told em right then, you're fucking gone, we stood for countless disrepectfull situations over the past 2 years.
This is just 1 of many situations, but liek i said, it was the last straw that the turned it up to yelling at my wife for some stupid, minor shit
Also the next day we had outr plumber over to fix some things in the basement and I told him what had happened, he looked around at all the shit they had stored in our basement , abckyard and garage and simply said "that is an eviction right there, never mind their attitudes"

Hey Redlocks,
What state are you in? Different states have different rental laws; if you're lucky you have tenancy-at-will where you have to give 30 days' notice and you can just boot them, even if they are ojn a lease.
Do you have a written agreement that you can look at and find violations of it?
Do they make noise that violates town bylaws? That in itself could be grounds for eviction.
I'm a landlord myself and have friends who are landlords- I've been reasonably lucky; the worst things that have happened so far is I got bitten by a tenant's dog, I've had damage problems, and one guy whose checks bounced EVERY month. But the stories my neighbor has- OMG, he was trying to evict one tenant for nonpayment and she took him beofre the board of health for imagined violations. So he had to have her put rent in escrow while they did inspections (which totally cleared him of any wrongdoing, it's an awesome apartment and I want to move in there!). Meanwhile he was having a tough time paying bills because as you know mortgages on a multi are based on rental income!!! Yikes.
Best of luck kicking them out.
My advice is get anything OUT of your house temporarily that you wouldn't want the cops to see, issue a formal eviction notice through the courts, sit back, and enjoy the show.
I hate disrespectful neighbors.

Have her file an assault charge based on being 'put in fear for her safety' (that's assault in most states).

Living in Jersey stinkyattic. We gave them some time to move out so it isn't like we are kciking them out on their asses, yet another kind act on our behalf, we just don't learn. If they tried any legal BS on us I have a lawer who basically will prove beyond a reasonable doubt that they are cross dressing commies, meaning he is damn good so I could care less if they try to pull some shady shit on us, anything would be thrown out before court and prolly find a charge or two to give em. They wouldn't be able to afford anything legal, that is the whole thing about this situation, we're both two groups of adults that came out of a not so nice area to raise our kids in a nice "looking" town. Neither of us got alot of money, and that is why w were so nice to them as far as rent and what we let em do while living here.
My whole problem is, I really don't want them to be here anymore, and I am fearing me havign a few too many beers one night and seeing this guy outside or something

Hey RedLocks,
The best thing is to issue a formal notice of eviction, like, TODAY and file a copy with the town.
That starts the clock ticking for them.
Make sure that they don't have any kids under 18 months, and she's not preggers, then it's REALLY complicated. One of the sickest, most revolting stories I ever heard ws this girl who went and got knocked right before she was supposed to be evicted. Poor kid....
nice guys have a hard time being firm with assholes who take advantage of us. i have a couple rentals too and have kept them empty all summer because my last renter left such a mess that i questioned staying in the biz. she was supposed to keep this and the other place clean (is all!) in exchange for half-price rent but i made the mistake of trusting her for the deposit, money she didn't have. she disappeared owing several hundred dollars to me and 350 to the utility company (which the owner is ultimately responsible for here)...iow, close to 900 bucks! but i'm diving back into the landlord biz again but this time no one moves in until the full deposit is paid along with 1st and last month's rent...and as alice cooper stated decades ago; no more mr. nice guy!

good tenants seem like a dream to me...i'd give one a helluva deal in exchange for a year's lease! what i don't understand is they're all wired for high amperage and growers have my blessing yet i can't get a grower to move in and take advatage of the situation! i can even help them get a med use card so they'll be mostly legal (no one stays within the 7 plant at any one time limit here...lol). but all i seem to come across are lazy neo-hippys or meth heads.

My next door neighbours suck. Saturday i look out and parked in my driveway, not at the bottom, but right up at my house at 1 am i see this truck running, and bass pumping. So i go out and and see some sketchy black guy sitting there. Im like "why is there a sketchy a black guy (i didnt use the wrong word, wanted to) parked in my driveway"? Hes like "yo b im waiting for your neighbour". There is an empty street with loads of parking. There is an empty driveway in the baggie pants friends driveway. Yet he parks in mine and cranks bass at 1 am. I considered beating the shit out of his skinny punk ass. If i had come home and had to wait to park in my own driveway would have been on.
In college i had roomate who sucked. Every nite up till morning doing blow shouting making noise. Every nite STFU you selfish prick. Eventually i popped him one in the beak. I moved out and two months later he ripped off my other2 roomates for everything they had as well as oweing a few grand in rent. I did clean the toilet with his toothbrush and send him the pictures like a year later, after i was sure he had used it a while, never responded to my emails though.

So many people from up here, mostly hispanic move down to florida for the weather, then end up back up in Jersey cause Jersey feels more like home. I don't think I would ever be able to live any place else. The whole attitude around the nyc area is totally differnt then the rest of the world, but there is alot more assholes around here. Dun get me wrong, I love going around the country, going to places where people are so friendly they invite me to stay at their house the day they meet me, but Jersey is meh home. Few months back we went on vacation for like a week, once we got back to jersey we nearly run over this black chick crossing the road, so we stop to let her dumb ass cross, she starts cussing us out, and I'm like, welcome home to jersey!
Love where i live cause it made me who I am ;)
As far as good landlords being as hard to find as good tenants, I say we are some kick ass landlords, but i wish we could have some really cool people living in our house though. I love the feeling of community with the people you live with jsut clickign into your life. Like where I came from before this new town, every night somone was geting stabbed, shot or beat down out on the street, but still, it was a community, despite all the problems that came of the coke and dope out there, the people from the same building always had yoru back.
We allowed these people to do so much because all the storage crap was what they made a living on selling the crap they were geting from god knows where. For all that god damn storage we could have charged them a extra storage fee. I mean, give me a break they made out on the rent nicely they were paying and they still give us an attitude, were we not feeling kind we could have told them either rent a storage bin soemwhere or we raising the rent.
I was telling my friend yesterday, place I used to live at the whole building stole cable through the store downstairs because the owners had alot of friends, including the cable guys. Every once and a while the cable company would go down the street and shut off all stolen cable. Do you think I went and complained about losing my free cable, hell no I was lucky to have it in the first place. Same shit, if your landlords have done every thing under the sun for ya, you dun give em beef about some stupid shit like water coming through your cieling and $10 bucket of paint. Jesus christ, we jsut payed 2,500 for roof repairs and interior repairs due to water dmg from the busted room and they compalin about a bucket of paint!!!!???!!!!!

That's how I feel too. Interviewing a tenant is really interviewing a neighbor/housemate/person who shares your home.
I think I'm a nice landlord. I'm trying to get my tenant to stick around after his lease runs out! Hell, every time I make lasagne I make an extra one for the guy who rents from me. He knows that we have a well-stocked medicine cabinet, human and veterinary, and if he or his dogs get injured the just leaves a message that he's going to raid it. We get along great, and his 200 pound English Mastif and 2 American bulldogs help me sleep better at night.

I look at it as an opportunity to make the best use of the space in your house, make it easier to pay the bills, and gain another neighbor.
I agree it isn't about charity, but it should be a positive social thing, or neutral at worst.
Then again I'm talking owner-occupied. I used to rent from a narsty slumlord- now, HE had a racket, and it WASN'T positive.

nothing charitable about us. Being nice and good peoples yeh, once it comes to the point of charity that's when i bite. I'll give others the same chances I have been given in life but it can only go so far. There is more to life than money, cause when we die, can't go with a bag of money in hand!

Find out what the rent rates are and go for the high. A high rent rate might take longer to fill but will hopefully get a more responsible person, then asking for a low price cause you get lowlife scum 75% of the time and lowlifes know how to take advantage. They could end up being in there for several months after you ask them to leave and it will cost you thousands in lawyer fee's and don't expect to get any money back from that caues they have no money most of time. That is a extreme case, but most of the time you just deal with BS.

Yeah it is kind of cool at the moment because of the fact a friend of mine is moving back to Jersey from Florida and will be looking for a place to stay, he just had his first son too, which is good because we rather have a family living with us than not, which is one of the main reasons why the people that will soon be gone were living here, they have 2 teenagers. I'm looking at the whole situation as a upgrade in my life. Funny thing is though, most of the landlords in the area won't even lift a finger to change a light bulb, I would think they realize how good they have it coming from the Bronx to here..

My parent's rent out the basement. We never used it, and it brings in money. The lazy fucks my dad rented to are on welfare (we found out after a few months) while we believed they had a job. They are both 25 years old. They put music loud everynight until 4 am and they sleep during the day. We can't sleep because of the extremely loud music, but then they give us shit if we make the slightest bit of noise during the day (when they sleep) We're trying to make them go at the moment, but they're quebecers, as bad as it comes.

hah well everything finally fixed my situation last night and this morning worked out kind of cool. Ended up drinking, came home all pissed (was pissed when i left) and i threw their shit out in the rain to provoke an action, and an action came, got in each others faces, then was like listen, i dun wanna get arrested yeah me neither, worked out soem problems and misunderstandings about the situation. They still on the way out, and sooner than later liek I had wanted, but atleast I have peace of mind and don't feel like i gotta bug out about it anymore.

Ok, apparently while I was at school today, my dad came home around 12:30 to pick up some business documents he forgot. Anyways, he says it smelled weird. He knocked on their door and he caught them smoking a joint. He said there was also a bag full of marijuana on the desk.
He gave em shit, and then told them to get the fuck out.

ahh.... i hate renting... and right now, my mom has a first and last put on the house we are in right now, while our other house is being repaired(it burned down on arpil 21, 2006. and our last month is sapost to be december, but the way that they are with hiring contartors(the insurace company is hiring htem) they dont even have a contarctor yet... so so this realy sucks cause my mom wanted to be at our old house for chirstmas, to keep a traditon.... but anyways... i hate renting cause the ppl behind(have the same land lord as me) are always complaing to the landlord about our music... and the land lord tells them that we didnt sign anything about how loud our music is alowed to be... but of corse, the ppl behind us just want to move into our house, cause my mom has a bigger house then they do... even thu theres only a boyfriend and girl friend living behind us... and our house has me, my mom, and depending on the weekend, my sister or brother....
